RENT ~ $1,650 + utilities per a unit
Cable/internet and service for security system not included
An application must be submitted and approved for each tenant prior to a lease being offered. Minor children are not included in this requirement, however they must be listed as occupants.
LEASE ~ There will be one lease in which each adult tenant to occupy the unit will be listed. Minor children are not included in this requirement, however even children must be listed as occupants even if they are not there on a regular basis. A signature will be required from each adult tenant. There is to be one rental check written to Wright Legacy Rentals, LLC each month for the house or a direct deposit to a pre-determined bank.
CO-SIGNER ~ A completed and notarized co-signer form from each potential tenant under the age of 25 will be required sixty (60) days prior to occupancy. No move-in date or lease will be offered without a completed co-signer form that is turned in to Wright Legacy Rentals, LLC. Security deposit and first month's rent must be given in the form of cashier certified checks. Please make the checks to Wright Legacy Rentals, LLC and be sure to list your new rental address and unit number on the check. The direct deposit bank form must also be completed with the lease for all future monthly rental payments. Once the tenant and co-signer are approved, a lease will be offered and a move in date will be agreed upon by all participants in the lease ie. tenant, landlord and co-signer. Anyone 25 or older is required to provide a completed and notarized co-signer form or proof of employment with employment terms and condition, past thirty days pay check stubs, a W2 or 1099 tax form and the previous three months bank statements.
When submitting your application and supporting documents, please be sure to send everything at one time to our email or fax number listed below. Save each file as a pdf file and name each file with the proper title. i.e.. paycheck stub, bank statements, co-signer application, etc. Creating a simple way for us to view your application makes it easier for approval of your application and to be able move on to to the next step. Not to mention, we greatly appreciate your time and energy.
LEASE TERMS ~ The current term is a twelve (12) month lease. Actual move in and lease begin dates are negotiable at this time.
UTILITIES ~ Tenants are responsible for all utility payments. This is to include, but is not limited to; Electric, Gas, Water, Cable, Internet and ADT Security System. Utilities are to be placed in the name of a tenant who resides at 340 E. 13TH AVENUE. Utilities are separate from the rent and must be paid in full monthly and prior to any deposit being returned upon lease ending.
WASHER AND DRYER ~ Provided
PETS – NO PETS. NO VISITING PETS
SUB-LEASES ~ are to be approved by the landlord only. There is a $75 sub-lease administrative fee for this service
SMOKING ~ The entire premise, on the interior and exterior, are a smoke free environment.
PARKING ~ There is ample parking in the driveway and on the street.
ABSOLUTELY NO ENTRY ONTO THE ROOF IS PERMITTED AT ANY TIME EXCEPT DURING A LIFE THREATENING EMERGENCY.
